Deeds in lieu is the process of negotiating permanent changes to the terms of your current mortgage. The goal of deeds in lieu is to adjust the terms in a way that makes the payments affordable for the homeowner. Interest rate, term and monthly payment amount can all be negotiated in a deeds in lieu. We will represent you in these negotiations and work with your lender to arrive at more favorable terms.
A short sale happens when the mortgage amount on a house exceeds its market value. In these cases, we would negotiate with the lender to allow you to sell the house for market value and seek to have some or all of the difference forgiven.
